Project Management & Delivery – BIM Services

1. Purpose

This SOP defines the standardized process for planning, execution, quality control, delivery, and closure of BIM-based projects ranging from 2D drafting to advanced 5D BIM services. It ensures consistency, quality, compliance, and predictable outcomes across all BIM engagements.

2. Scope

This SOP applies to all BIM projects including Architectural, Structural, and MEP disciplines and covers:

  • 2D Drafting
  • 3D BIM Modeling
  • 4D Scheduling

3. Roles & Responsibilities (Summary)

  • Project Manager (PM): Planning, execution, reporting, delivery
  • BIM Manager: BIM standards following BEP, technical oversight
  • BIM Modelers: Model development

4. Detailed SOP by Project Stage

4.1 Project Initiation

Objective:
Establish a clear project foundation, contractual understanding, BIM strategy, and stakeholder alignment.

Detailed Activities:

  • Review scope of work, and client BIM requirements
  • Conduct internal kick-off meeting
  • Conduct client kick-off meeting

Responsibilities:

  • Project Manager
  • BIM Manager

Inputs:

  • Scope documents
  • Client BIM standards

Outputs / Deliverables:

  • Project Proposal
  • Responsibility Matrix
  • Communication Matrix

Client Involvement:

  • Kick-off participation

4.2 Planning

Objective:

Translate project objectives into a structured execution plan covering time, resources, risks, and data management.

Detailed Activities:

  • Define BIM milestones and deliverable dates
  • Prepare a project schedule
  • Define folder structure and access controls, if necessary
  • Establish reporting, review, and approval cycles

Responsibilities:

  • Project Manager

Inputs:

  • Project scope

Outputs / Deliverables:

  • Project Schedule
  • Reporting Plan

Client Involvement:

  • Review and sign-off
4.3 Model Development – 2D & 3D BIM

Objective:

Develop accurate, compliant, and discipline-specific BIM models as per agreed standards.

Detailed Activities:

  • Receive and validate design inputs
  • Setup discipline-specific templates
  • Develop 2D drawings where required
  • Develop 3D BIM models (Arch, Struct, MEP)
  • Ensure LOD compliance at each stage
  • Maintain model version control
  • Conduct internal discipline checks

Responsibilities:

  • BIM Modelers
  • Discipline Leads

Inputs:

  • Approved design inputs
  • Modelling standards

Outputs / Deliverables:

  • Discipline-wise BIM models
  • Updated drawings
  • Model issue logs

Client Involvement:

  • Periodic reviews and comments
4.4 Coordination & Clash Management

Objective:

Ensure multidisciplinary coordination and eliminate conflicts prior to construction.

Detailed Activities:

  • Define clash rules and tolerances
  • Perform clash detection cycles
  • Classify and prioritize clashes
  • Conduct coordination meetings
  • Track and close issues
  • Maintain clash resolution logs

Responsibilities:

  • BIM Coordinator

Inputs:

  • Discipline BIM models

Outputs / Deliverables:

  • Clash Detection Reports
  • Coordinated Federated Model
  • Issue Tracking Logs

Client Involvement:

  • Coordination review meetings
4.5 Quality Assurance / Quality Control (QA/QC)

Objective:

Ensure accuracy, compliance, and adherence to BIM standards before submission.

Detailed Activities:

  • Check LOD, naming, coordinates, and parameters
  • Validate clash-free status
  • Conduct drawing and data checks
  • Issue QA/QC reports
  • Verify closure of comments

Responsibilities:

  • QA/QC Engineer

Inputs:

  • BIM models and drawings

Outputs / Deliverables:

  • QA/QC Reports
  • Approved and validated BIM models

Client Involvement:

  • Review and approval
4.6 Delivery & Handover

Objective:

Deliver final, approved BIM outputs and documentation ready for construction or operations.

Detailed Activities:

  • Prepare final as-built BIM models
  • Finalize drawings and reports
  • Validate data completeness

Responsibilities:

  • Project Manager

Outputs / Deliverables:

  • As-built BIM Models
  • Final Drawings & Reports

Client Involvement:

  • Final acceptance
4.7 Project Closure

Objective:

Formally close the project and ensure smooth transition to operations or support.

Detailed Activities:

  • Obtain formal completion sign-off
  • Conduct lessons learned session
  • Archive project data
  • Handover support documentation
  • Close contractual obligations

Responsibilities:

  • Project Director

Outputs / Deliverables:

  • Project Closure Report
  • Knowledge Transfer Records

Client Involvement:

  • Formal sign-off
